The Buying Process
The traditional method of purchasing a property works like this: Both the real estate representative (agent) who lists the property and the representative (agent) who sells it are working for the Seller.
If you are using the traditional method, as a Keefe Real Estate representative I will:
- Treat you honestly and fairly
- Provide information on available properties
- Provide resource information in response to your specific inquiries
- Schedule appointments and accompany you on the tour of properties
- Disclose “adverse material facts” about the property and its habitability
- Orient you to current market conditions
- Provide community data
- Explain local real estate practices and procedures
- Provide detailed information on selected properties that meet your needs
- Respond honestly and accurately to questions concerning the property
- Assist you in drafting and submitting an offer to purchase
- Provide you with a list of professionals for home inspection, pest control, financing, and real estate closings
- Exercise reasonable care and skill in monitoring the transaction
- Accompany you to the closing of your property and assist throughout the process
Buyer Representation
As real estate transactions have become more and more complicated, some buyers have expressed a desire for an additional level of service, one in which the agent represents the buyer as an exclusive agent. Here are the additional services that a Buyer Representative can offer you as the buyer:
- Show you the properties on the MLS and more, such as those for sale by owner
- Critique properties and floor plans
- Reveal the length of time the property has been on the market and the existence of other know offers or counter offers that have been made on the property
- Represent YOU in purchase negotiations
- Recommend negotiation strategies
- Work to obtain the best price and best terms for YOU
- Work in the best interest of YOU, the buyer, subject to duties of fair treatment to all parties
I am an Accredited Buyer Representative which means I have taken and passed additional courses and training to learn how to best represent Buyers in negotiating a real estate purchase. Buyer representation can to especially helpful to any buyer who feels the need for additional support through the purchase process. First time buyers, busy professionals, and families relocating to a new area or community have found this service to be beneficial.

Important terms to Understand
Buyer Representation/Buyer Agency:
Some buyers retain a broker to act as an agent solely representing themselves. Such a buyer broker and the agents working with a buyer broker represent the buyer’s interests and owe duties of loyalty and faithfulness to the buyer, but are obligated to treat all parties to the transaction fairly and honestly.
Seller Agency: A seller broker is an agent only of the seller, not of the buyer. The seller broker and sales agents working with the seller broker are representing the seller’s interests and owe duties of loyalty and faithfulness to the seller, but are obligated to treat all parties fairly.
Multiple Representation
Multiple representation occurs when there is a buyer agency agreement with a Keefe agent and the buyer desires to make an offer on a property listed by Keefe Real Estate. There are two types of multiple representation – multiple representation with and multiple representation without designation. A broker may act as an agent for both buyer and seller only if both seller and buyer consent. This is called multiple representation. Under multiple representation with designated agency, one agent from the company represents the seller and another agent represents the buyer. Each agent can provide full negotiation services to his or her respective clients, including offering advice, opinions and strategies intended to further the client’s interest, but must maintain confidentiality duties. When multiple representation without designated agency occurs, the agents working with the clients must remain neutral and cannot provide any advice or opinions that place the interests of one client above the other. Multiple representation without designated agency also occurs when a single agent has a buyer-agency agreement with the buyer-client and a listing contract with the seller and the parties have agreed to multiple representation without designated agency.
